A property currency exchange is the process of converting money from one currency into another when buying or selling an overseas home. For a property purchase in Murcia, this could mean changing pounds, US dollars, Canadian dollars or another currency into euros. Because exchange rates can move between reservation and completion, even a relatively small change may affect the final cost significantly. Murcia Services recommends Lumon as its preferred currency-exchange supplier for international property transfers, personalised support and currency-planning options.

Buying a property abroad involves more than agreeing on a price.

If your savings or income are held in a currency other than the euro, the exchange rate can influence how much the property ultimately costs you. The amount required in pounds, dollars or another home currency may change from one day to the next, even though the agreed euro purchase price remains exactly the same.

This is why property currency exchange should be considered at the beginning of the buying process rather than left until the final days before completion.

A specialist currency provider can help you understand the transfer process, monitor exchange rates and plan how and when your money will be moved to Spain.

For international buyers purchasing in Murcia, Murcia Services recommends Lumon as our preferred currency-exchange supplier.

Speak to Lumon about your property currency exchange

What Is Property Currency Exchange?

Property currency exchange means converting the funds required for an international property transaction into the currency used in the country where the property is located.

Spain uses the euro.

A British buyer may therefore need to exchange pounds into euros, while an American buyer may exchange US dollars and a Canadian buyer may exchange Canadian dollars.

Currency may be required for:

A reservation deposit

The private purchase-contract payment

Stage payments on a new-build home

The completion balance

Purchase taxes and professional fees

Mortgage deposits

Furniture and renovation costs

Regular mortgage or community-fee payments

Repatriating funds after selling a Spanish home

The exchange rate available when each payment is made determines how much the buyer must provide in their original currency.

Why Exchange Rates Matter When Buying Property

International property transactions normally involve much larger sums than a holiday-money exchange.

That means a movement that looks small on a currency chart can make a meaningful difference to the cost of the home.

Imagine that you have agreed to purchase a property for €250,000.

The euro price is fixed, but the sterling amount required will depend on the GBP/EUR exchange rate when you make the transfer. If sterling weakens before completion, more pounds will be needed to purchase the same €250,000.

The reverse is also possible. If sterling strengthens, the euro purchase may cost fewer pounds.

The difficulty is that currency markets are unpredictable. Interest-rate expectations, inflation data, elections, economic news and global events can all affect exchange rates.

A buyer should therefore avoid assuming that today’s rate will still be available when the purchase completes.

A Simple Currency Movement Example

The following figures are purely illustrative rather than live exchange quotations.

Illustrative Rate

Pounds Needed to Buy €250,000

£1 buys €1.20

Approximately £208,333

£1 buys €1.17

Approximately £213,675

Difference

Approximately £5,342

A change of only three euro cents in this example alters the sterling cost by more than £5,000.

That difference could affect the funds available for taxes, legal fees, furniture or improvements to the property.

This is why buyers should calculate their affordability using the full amount needed in euros rather than relying only on the advertised property price.

When Should You Plan Your Currency Exchange?

Currency planning should begin as soon as you become serious about buying in Spain.

You do not necessarily need to exchange the entire purchase amount immediately. However, speaking with a specialist early gives you time to understand the available options and decide how much exchange-rate risk you are comfortable accepting.

A sensible timeline may look like this:

Establish your total property budget.

Calculate likely Spanish taxes and buying costs.

Identify how much money must be converted into euros.

Register with a currency provider.

Discuss your anticipated payment dates.

Monitor the exchange rate.

Agree a transfer strategy.

Confirm payment instructions carefully before sending funds.

Leaving the process until the week of completion reduces your options and may create unnecessary pressure.

Why Murcia Services Recommends Lumon

Murcia Services recommends Lumon as its preferred supplier for property currency exchange.

Lumon specialises in international money transfers and overseas property transactions. Its services include access to live exchange rates, online transfers and support from currency specialists. Lumon states that it can send money to more than 150 countries in over 40 currencies.

For property buyers, the main benefits may include:

Support with large international transfers

Guidance from a currency specialist

Access to live exchange rates

The ability to discuss the timing of transfers

Options for fixing or targeting an exchange rate

Help coordinating payments around completion dates

No separate transfer fees under Lumon’s stated service model

Experience with overseas property transactions

Lumon also states that it has supported more than 70,000 customers since 2000 and provides services specifically for people buying and selling property abroad.

Exchange rates offered by currency providers include a margin, so buyers should always review the actual euro amount they will receive rather than focusing only on whether a separate transfer fee is charged.

Register or request a quote from Lumon

Is Lumon Regulated?

Lumon Pay Ltd is listed on the UK Financial Conduct Authority register as an authorised electronic money institution.

The FCA register identifies Lumon Pay Ltd under firm reference number 902022 and records its authorised electronic-money status from 12 July 2018.

Lumon’s website states that its permissions cover the issuance of electronic money and the provision of payment services.

Regulation does not remove all financial or exchange-rate risk, and electronic-money services are not identical to protected bank deposits. Buyers should read the provider’s terms, safeguarding information and regulatory disclosures before transferring money.

Property Currency Exchange Options

The most suitable arrangement will depend on the buyer’s timetable, budget and attitude towards risk.

Spot Transfer

A spot transfer involves agreeing an exchange rate and arranging a currency transfer for settlement shortly afterwards.

This may suit a buyer who:

Needs to make an immediate deposit

Has reached completion

Is satisfied with the current rate

Does not need to protect a future payment

The final cost is based on the rate agreed at the time of the transaction.

Forward Contract

A forward contract may allow an eligible buyer to fix an exchange rate for a transfer that will take place later.

This can be useful when the euro amount and expected completion date are known, but the buyer does not want the home-currency cost to change with the market.

Lumon explains that a forward contract can be used to fix a rate while a property transaction progresses, helping prevent the cost from changing solely because the exchange rate moves before completion.

Forward contracts can require an initial deposit or margin. Additional funds may also be requested if market conditions move substantially, depending on the provider’s terms.

Fixing a rate provides certainty, but it also means the buyer may not benefit if the market later moves in their favour.

Rate Alert

A rate alert can notify you when the exchange rate reaches a chosen level.

This may suit buyers who:

Are still searching for a property

Have flexibility over the timing

Want to follow a particular exchange rate

Do not need to make an immediate payment

An alert does not guarantee the chosen rate will be available when you trade. It is simply a notification that the market has reached or approached the selected level.

Limit Order

A limit order instructs a provider to exchange currency automatically if a preferred rate becomes available.

This can help a buyer target a better rate without watching the market continuously.

However, the target may never be reached. A buyer with a fixed completion deadline should therefore have a backup plan rather than relying entirely on a limit order.

Staged Transfers

Some buyers choose to exchange their funds in stages.

For example, they may convert:

One amount for the reservation deposit

Another for the private contract

The remaining balance closer to completion

This approach reduces the risk of exchanging the entire amount at an unfavourable moment, but it also means each portion may be converted at a different rate.

Comparing Common Currency Strategies

Strategy

Main Advantage

Main Consideration

Spot transfer

Simple and immediate

Rate is available only at the time of transfer

Forward contract

Provides cost certainty

You may not benefit from a later favourable movement

Rate alert

Helps monitor a target rate

Does not secure or guarantee the rate

Limit order

Can automate a transfer at a target

Target rate may never be reached

Staged transfers

Spreads timing risk

Final blended rate remains uncertain

There is no strategy that guarantees the best possible exchange rate.

The aim should normally be to create a manageable and realistic plan rather than attempting to predict the absolute top or bottom of the currency market.

Property Currency Exchange for a Resale Home

A resale purchase in Murcia often involves several payment stages.

The buyer may first pay a reservation deposit to remove the property from the market. A larger deposit is commonly paid when the private purchase contract is signed, with the remaining balance due at the notary.

This creates different currency deadlines.

Your lawyer and estate agent should confirm:

The amount of each payment

The currency required

The receiving bank details

The contractual payment deadline

The amount needed at completion

Whether funds must be in a Spanish account beforehand

Share this timetable with your currency provider so that transfers can be coordinated properly.

Property Currency Exchange for a New Build

New-build and off-plan properties often involve stage payments spread across the construction period.

These could include:

A reservation payment

A contract deposit

Construction-stage instalments

A final completion balance

Because the transaction may last many months, exchange-rate exposure can be greater than with an immediate resale purchase.

The buyer should establish whether future payments are fixed percentages or fixed euro amounts and whether a forward contract, staged strategy or combination of approaches may be suitable.

Bank guarantees, developer checks and construction contracts should be handled by an independent Spanish property lawyer. A currency provider deals with the money transfer; it does not replace legal advice.

Buying with a Spanish Mortgage

Using a Spanish mortgage may reduce the amount that needs to be transferred from abroad, but it does not eliminate currency considerations.

The buyer may still need euros for:

The deposit

Purchase taxes

Legal fees

Valuation costs

Notary and Land Registry expenses

Furniture or renovation

Monthly mortgage repayments

A person earning pounds or dollars but repaying a euro mortgage remains exposed to exchange-rate movements after completion.

It may therefore be useful to discuss regular-payment options or a longer-term currency plan rather than viewing exchange as a one-off purchase issue.

Selling Property and Moving the Proceeds Home

Property currency exchange also matters when selling a home in Murcia.

The sale proceeds will normally be received in euros. If the seller wants to move the funds to the UK, USA or another country, the euros must be converted into the relevant currency.

Lumon provides services for people selling Spanish property and transferring their proceeds abroad. It also discusses the practical handling of Spanish sale proceeds, which may sometimes involve a banker’s draft as well as an electronic transfer.

Before transferring sale proceeds, sellers should confirm:

Spanish tax retentions and liabilities

Mortgage redemption amounts

Legal and agency fees

The method by which the sale proceeds will be received

The destination bank-account details

Any source-of-funds documentation required

Tax-reporting responsibilities in their home country

An exchange provider cannot advise on individual tax liability unless it is separately authorised and qualified to do so.

Documents You May Need

Currency providers have legal responsibilities relating to identity checks, anti-money-laundering controls and the source of funds.

Depending on the transaction, you may be asked for:

Passport or identity document

Proof of residential address

Spanish property reservation agreement

Purchase contract

Evidence of savings

Bank statements

Evidence from a property sale

Probate or inheritance documents

Investment or pension statements

Mortgage documentation

Providing complete documents early can reduce delays when a transfer becomes time-sensitive.

Avoiding Payment Fraud

Property transactions involve large sums, which can attract criminals attempting to intercept or replace payment instructions.

Protect yourself by:

Confirming bank details verbally with a trusted contact

Calling a previously verified telephone number

Avoiding numbers contained only in a new payment email

Checking the recipient name and account details carefully

Being cautious about unexpected changes

Sending a small test payment where appropriate

Keeping your email account secure

Using strong, unique passwords and multifactor authentication

Never assume that new bank details are genuine simply because an email appears to come from your lawyer, agent or currency provider.

Lumon publishes guidance explaining how it contacts customers and which email domains it uses for marketing and account-related messages.

Local Insight from Murcia Services

Since 2006, Murcia Services has helped international buyers navigate property purchases across the Murcia region.

One issue we regularly see is buyers calculating their budget using the exchange rate displayed when they first start looking. By the time they find the right home and reach completion, the rate may have changed.

For someone purchasing a low-cost item, that may be a small inconvenience. For a property buyer, it can mean several thousand pounds or dollars.

Our advice is straightforward: speak to a currency specialist before making a binding commitment.

This gives you a clearer understanding of:

What the property costs in your home currency

How much movement your budget can tolerate

When each payment must be made

Which options may provide greater certainty

What documents will be required

Murcia Services recommends Lumon because its service is designed around international transfers and overseas property transactions.

Things to Consider Before Exchanging

Before booking a currency transaction, ask:

What exchange rate am I receiving?

How much will arrive in euros?

Is a margin included in the rate?

Are there any transfer or receiving-bank charges?

When will the funds arrive?

Can the payment deadline be met?

What happens if completion is delayed?

Does a forward contract require a deposit?

Could a margin call apply?

What are the cancellation consequences?

Is the receiving account verified?

What documents must I provide?

The most useful comparison between providers is the final amount delivered, the service offered and the contractual terms, not simply the advertised headline rate. Read our guide on ‘Additional Charges when Buying in Murcia’ to ensure that you budget correctly and transfer the correct amount when the time comes to arrange your currency transfer.

A Practical Property Currency Checklist

Before Viewing Seriously

Establish your total home-currency budget.

Include taxes and buying costs.

Register with a currency provider.

Begin monitoring the relevant rate.

After Reserving

Confirm each euro payment and deadline.

Share the timetable with your lawyer and provider.

Consider whether you need certainty over the completion amount.

Verify the receiving account.

Before Completion

Confirm the final completion statement.

Ensure all compliance documents are approved.

Allow enough time for the transfer.

Reconfirm payment instructions verbally.

Keep proof of payment.

After Completion

Plan regular transfers for mortgage or living costs.

Keep transaction records.

Review your currency arrangements if your income remains outside the eurozone.

Why Currency Planning Builds Buyer Confidence

The aim of a property currency strategy is not to promise the perfect rate.

No estate agent, bank or currency specialist can reliably predict every future market movement.

The purpose is to help you understand the risk, consider the available options and prevent an avoidable currency movement from disrupting your purchase.

When your euro requirement and transfer timetable are clear, the rest of the buying process becomes easier to manage.

You know how much money is available, which properties are genuinely within budget and what must happen before completion.

Start Your Property Currency Exchange with Lumon

For buyers and sellers who need to move money internationally, Murcia Services recommends Lumon as our preferred currency-exchange supplier.

Lumon can discuss your expected payment schedule, explain the available transfer options and provide a personalised exchange quotation.

Contact Lumon through the Murcia Services referral link

Registering or requesting a quote does not mean that you must exchange immediately. It gives you an opportunity to understand the process and discuss your requirements before the property transaction reaches a time-critical stage.

Currency products and services are subject to eligibility, availability and contractual terms. Exchange rates can move both in your favour and against you. Always review the rate, final amount, regulatory information and relevant terms before proceeding.

Frequently Asked Questions

What is property currency exchange?

Property currency exchange is the conversion of money into another currency to fund an overseas property purchase or move sale proceeds home. In Spain, an international buyer normally needs euros for deposits, completion, taxes and related costs.

Why should I use a currency specialist?

A currency specialist can help plan large international transfers, explain different transfer options and coordinate payments around a property timetable. This may provide more support than treating the exchange as a last-minute bank transfer.

Why does Murcia Services recommend Lumon?

Murcia Services recommends Lumon as its preferred supplier because Lumon specialises in international property payments and offers access to currency specialists, live rates and different transfer options. Lumon supports transfers to more than 150 countries in over 40 currencies.

Is Lumon regulated?

Lumon Pay Ltd is listed by the Financial Conduct Authority as an authorised electronic money institution under firm reference number 902022. Buyers should still read its regulatory and safeguarding information before transferring funds.

Can I fix an exchange rate before completing?

A forward contract may allow an eligible customer to fix a rate for a future transfer. This can provide certainty over the home-currency cost, although deposits, margin requirements and contractual conditions may apply.

What happens if the exchange rate moves after I reserve?

The euro property price normally remains unchanged, but the amount needed in your home currency may rise or fall. Early planning allows you to consider whether to exchange immediately, transfer in stages or discuss a forward contract.

Should I wait for a better exchange rate?

No one can guarantee that a better rate will arrive. Your decision should consider your completion deadline, available budget and tolerance for uncertainty rather than relying on a market prediction.

Does Lumon charge transfer fees?

Lumon currently advertises no transfer fees for its international transfer service. However, exchange providers earn through the exchange rate or margin, and third-party or receiving-bank charges may sometimes apply. Always compare the final amount delivered.

Can Lumon transfer my property deposit?

Potentially, yes, provided your account is approved, the transfer meets its requirements and the recipient details are accepted. Register early so that identity and source-of-funds checks can be completed before a payment becomes urgent.

Can I exchange money in several stages?

Yes. Some buyers make staged transfers for the reservation, contract deposit and completion balance. This spreads the timing risk, although each payment may be converted at a different exchange rate.

Can Lumon help when I sell my Spanish property?

Lumon provides services for sellers transferring Spanish property proceeds into another currency. Legal and tax matters should still be handled by appropriately qualified advisers.

How early should I register with a currency provider?

It is sensible to register once you begin seriously considering a Spanish property. Early registration gives time for compliance checks, budget planning and rate monitoring before contractual payment deadlines arise.

Moving from the USA to Spain involves choosing a suitable visa, planning for Spanish and US tax obligations, arranging healthcare and deciding where you want to live. Americans cannot relocate permanently simply by purchasing a home, but they can buy Spanish property without first becoming residents. Murcia is an appealing option for buyers seeking Mediterranean beaches, golf resorts, modern amenities and comparatively accessible property choices away from Spain’s largest cities. Before moving, obtain independent immigration, legal and tax advice, then explore several Murcia locations in person before choosing a home.

Relocation Requires Careful Preparation

More Americans are looking beyond a short European holiday and considering Spain as a place to live, retire or work remotely.

Madrid and Barcelona may receive much of the international attention, but they are not the only options. Buyers who want sunshine, space and a more relaxed coastal lifestyle are increasingly exploring regions such as Murcia.

For people considering moving from the USA to Spain, Murcia offers an attractive combination of Mediterranean beaches, established golf communities, traditional Spanish towns and a regional capital with year-round services.

Relocation still requires careful preparation. Your visa, healthcare, taxation and property purchase are separate matters, and each needs to be approached properly.

This guide explains the main issues to consider and what Murcia can offer American buyers.

Why More Americans Are Considering Spain

The number of Americans living in and purchasing property in Spain has grown noticeably in recent years.

The article provided for this guide reports that 50,623 US citizens were officially resident in Spain at the beginning of 2024, representing growth of approximately 26% over two years. It also reports that US property purchases increased by 57% year on year during the first quarter of 2025, reaching 520 transactions.

These figures reflect a broader change in how many Americans view Spain.

Rather than seeing it solely as a holiday destination, they are considering it for:

Retirement

Remote working

A permanent family move

A European second home

Longer seasonal stays

A lifestyle change after selling a US property

Spain’s appeal is not based on one factor alone. Buyers are often attracted by its outdoor culture, established healthcare system, transport network, food, climate and access to the rest of Europe.

The right reason to move will be personal. What matters is establishing whether the practical realities of Spanish life match your expectations.

Why Murcia Stands Out for American Buyers

Murcia provides an alternative to Spain’s largest cities and its better-known, often busier coastal destinations.

The region includes Murcia City, traditional inland communities, the Costa Cálida coastline, the Mar Menor and numerous residential golf resorts. This gives buyers a broad choice of settings without having to leave the same region.

Murcia may be particularly attractive to Americans seeking:

A home with more indoor and outdoor space

Easy access to beaches

Golf and year-round outdoor activities

A quieter pace than Madrid or Barcelona

Modern new-build villas

Secure resort communities

Traditional Spanish surroundings

A well-connected regional city

Foreign demand is already an important part of Murcia’s housing market. Spanish Registrars reported that international purchasers accounted for 21.42% of home purchases in the Region of Murcia during 2025, placing it among the Spanish regions with the highest proportion of foreign buyers.

That does not mean every Murcia town feels international. Some coastal locations and resorts have established overseas communities, while many inland areas remain predominantly Spanish.

Comparing Murcia’s Main Lifestyles

Murcia location

Particularly suited to

Murcia City

Urban amenities, culture and year-round city life

Mar Menor coast

Beaches, watersports and coastal communities

Los Alcázares and San Javier area

International residents and convenient services

La Manga and La Manga Club

Waterfront or premium resort living

Golf resorts

Secure communities and low-maintenance properties

Inland towns and villages

Traditional Spanish life, peace and greater space

New-build developments

Modern design and energy-efficient living

There is no universally “best” part of Murcia.

A retired couple seeking a walkable coastal town may make a very different choice from a remote-working family that needs space, schooling and fast road connections.

Local Insight from Murcia Services

Since 2006, Murcia Services has helped international buyers compare the region’s coastal towns, cities, villages and resorts.

American clients sometimes begin with a broad picture of Spanish life based on time spent in Madrid, Barcelona or a well-known holiday destination. Murcia can feel very different.

The distances are manageable, communities are generally less densely developed, and everyday life often revolves around the car more than it would in a major European city.

An area tour is valuable because it allows buyers to compare practical details as well as properties. Being near a beach may sound ideal, but year-round amenities, airport access, healthcare and the feel of the neighbourhood can become more important once you imagine living there permanently.

Can Americans Buy Property in Spain?

Yes. US citizens can buy residential property in Spain, whether or not they are Spanish residents.

You will normally need an NIE, or Foreigner Identification Number, before completing a purchase. Buyers also commonly open a Spanish bank account, appoint an independent property lawyer and arrange a power of attorney when they cannot attend every stage personally. Read our guide on ‘How to Buy Property in Murcia‘ to further understand the process.

Buying a home and obtaining residency are separate processes.

Owning a Spanish property does not automatically give an American citizen the right to live in Spain permanently. Spain ended the property-linked Golden Visa route in 2025, so buyers need to qualify under another immigration category where long-term residency is required.

You should therefore establish your visa strategy before choosing a property, particularly when the move depends on working, retirement income or family circumstances.

Choosing the Right Spanish Visa

The best visa depends on why you are moving and how you will support yourself.

Visa route

May suit

Non-lucrative residence visa

Retirees and financially independent applicants who will not work

Digital nomad or telework visa

Eligible remote employees and professionals working mainly for organisations outside Spain

Employment visa

People with qualifying Spanish employment

Self-employment route

Applicants establishing an eligible business or professional activity

Student visa

People studying through a qualifying institution

Family-based residence

Applicants with qualifying Spanish or EU family connections

The non-lucrative visa is designed for applicants with sufficient financial means who intend to reside in Spain without working. Official Spanish consular guidance states that it is not a work permit and does not allow remote online employment.

The digital nomad visa is intended for eligible non-EU nationals carrying out remote employment or professional activity for businesses primarily located outside Spain.

Requirements, financial thresholds and documentation can change. Use the Spanish consulate responsible for your US state and obtain specialist immigration advice before applying.

Do Not Choose the Property Before Checking the Visa

It is tempting to begin with property listings, especially when Murcia homes appear more accessible than comparable properties in major American cities.

However, the order matters.

A sensible relocation sequence is:

Identify your likely visa route.

Review Spanish and US tax implications.

Establish your total property and relocation budget.

Explore Murcia’s areas.

Obtain an NIE and appoint independent professionals.

Begin serious property viewings.

Complete legal checks before signing a binding agreement.

This prevents a situation in which you reserve a home that does not suit your immigration timetable, tax position or practical needs.

Healthcare When Moving to Spain

Spain has public and private healthcare systems, but access depends on your residency and personal circumstances.

Many visa applicants must provide private medical insurance with the level of cover required by the relevant consulate. Eligibility for public healthcare may arise later through employment, social-security contributions, residency rights or another qualifying route.

American buyers should not assume that owning a Spanish property automatically provides public healthcare access.

Before moving, confirm:

The insurance requirements for your visa

Whether pre-existing conditions are covered

Which hospitals and clinics are included

Whether the policy has co-payments

How prescriptions will be managed

What happens when travelling between Spain and the USA

Murcia has public hospitals, local health centres and private providers, but the most suitable arrangement depends on where you live and your residency status.

Understanding Spanish and US Taxes

Tax planning is an essential part of moving from the USA to Spain.

US citizens generally continue to have US federal tax-filing obligations while living overseas. At the same time, becoming tax resident in Spain can bring Spanish reporting and taxation obligations relating to worldwide income and certain overseas assets.

Spanish government guidance explains that Spanish tax residents are generally taxed on worldwide income, while non-residents are taxed in Spain on income considered to arise in Spanish territory. Applicable double-taxation agreements must also be considered.

The tax position may be affected by:

The number of days spent in Spain

Your main centre of personal or economic interests

Employment or business income

Pensions and Social Security

Investment income

US retirement accounts

Property ownership and rental income

The ownership structure of your assets

Spanish foreign-asset reporting requirements

This is not an area for assumptions. Speak to advisers who understand both US and Spanish taxation before establishing residency or restructuring investments.

Budgeting for a Murcia Property

Property prices are only one part of the budget.

Buyers also need to allow for purchase taxes, independent legal representation, notary and Land Registry costs, currency transfers and any mortgage-related expenses.

The taxes differ between resale and new-build properties:

Property type

Main purchase taxes

Resale home

Murcia property transfer tax

New-build home

VAT and stamp duty

Your lawyer should provide a personalised completion estimate before you sign a binding purchase contract.

Also consider the ongoing costs:

Local IBI property tax

Community or resort fees

Home insurance

Pool and garden maintenance

Utilities

Security systems

Non-resident or resident tax obligations

Property management during periods away

Our guide on Additional Charges When Buying in Murcia can give you a full breakdown of the fees and help you to budget.

US Mortgages, Spanish Mortgages and Currency

Some American purchasers buy with cash after selling a property in the USA. Others use savings, release equity in America or apply for a Spanish mortgage.

Spanish banks may lend to qualified non-residents, but the loan-to-value ratio, affordability rules and documentation can differ from those familiar to US borrowers.

Applicants may be asked for:

Tax returns

Proof of income

Bank statements

Credit information

Details of existing debts

Evidence of the source of deposit funds

Certified or translated documentation

Currency is another consideration. Your property may be priced in euros while your income and assets remain in US dollars.

Exchange-rate movements between reserving and completing can change the dollar cost of the purchase. Planning transfers early can help reduce uncertainty.

Everyday Life in Murcia

Life in Murcia is relaxed, but it is still real life rather than a permanent holiday.

Depending on your chosen area, you may need to adapt to:

Later dining times

Different shop and business hours

More paperwork completed in Spanish

A greater reliance on driving

Hot summer temperatures

Quieter coastal areas outside peak season

Different expectations around customer service and scheduling

Learning some Spanish makes an enormous difference, even in international communities. It helps with neighbours, medical appointments, tradespeople and local administration.

Many Americans find the slower pace refreshing. Others need time to adjust to processes that may feel less immediate than those in the USA.

Approaching the move with curiosity rather than expecting Spain to operate like America generally leads to a more rewarding experience.

A Murcia Buyer Scenario

Imagine a couple leaving a high-cost US city with plans to retire in Spain.

They initially search for a beachfront villa but discover during an area tour that they prefer an apartment within walking distance of restaurants and healthcare. They also want a lock-up-and-leave property for regular trips back to the USA.

A coastal apartment in Los Alcázares or Santiago de la Ribera may therefore suit them better than a detached inland villa.

A family working remotely could have different priorities. They might favour a modern home near Murcia City, an international school and the airport, making Altaona or another well-connected community more appropriate.

The right Murcia property is the one that supports the life you will genuinely lead.

Things to Consider Before Relocating

Before committing to the move, think carefully about:

How often you expect to return to the USA

Whether you need year-round direct amenities

Your ability and willingness to learn Spanish

Summer heat and property cooling

Proximity to healthcare

Whether you will drive in Spain

Schooling needs

Tax residency

Visa renewal requirements

Managing US accounts and correspondence

Maintaining family and social connections

These are not reasons to be discouraged. They are the practical details that turn an appealing idea into a successful relocation.

How Murcia Services Helps American Buyers

Frequently Asked Questions

Is moving from the USA to Spain becoming more popular?

Yes. Official and market data show growing US interest in Spain. Reports based on early-2025 transaction data found that purchases by Americans increased by 57% year on year to 520 homes in the first quarter.

Can an American live in Spain after buying a property?

Not automatically. Americans may buy Spanish property, but ownership alone does not provide residency. Anyone planning to remain beyond the permitted visitor period must qualify for an appropriate visa or residence authorisation.

Can US citizens buy property in Murcia?

Yes. Americans can purchase resale and new-build homes in Murcia. Buyers normally need an NIE and should appoint an independent Spanish property lawyer to check ownership, debts, planning matters and contracts.

What visa is best for an American retiring in Spain?

The non-lucrative residence visa is commonly considered by financially independent retirees who will not work. It requires evidence of sufficient resources and qualifying medical insurance. Because it does not permit remote work, professional advice is important before applying.

Can I work remotely from Murcia?

Potentially, but you need the correct immigration permission. Spain’s telework or digital nomad route is designed for eligible remote workers and professionals serving organisations mainly outside Spain. A non-lucrative visa does not permit online work.

Is Murcia suitable for permanent living?

Yes. Murcia has year-round towns, hospitals, schools, shopping, cultural amenities and transport links. Buyers should still distinguish between permanent communities and locations that become noticeably quieter outside the holiday season.

Is Murcia cheaper than Madrid or Barcelona?

Murcia generally offers more accessible property choices than the central neighbourhoods and premium areas of Spain’s largest cities. The precise difference depends on property type and location, so buyers should compare current listings rather than rely on a single regional average.

Where do international buyers live in Murcia?

Popular choices include Los Alcázares, San Javier, Santiago de la Ribera, La Manga, La Manga Club and the region’s golf resorts. Murcia City and its surrounding developments also suit buyers wanting urban services and easier access to schools.

Do Americans receive free healthcare in Spain?

Not simply because they own a home. Healthcare access depends on visa status, employment, social-security contributions and other eligibility rules. Many visa applicants must arrange qualifying private insurance before moving.

Will I still have to file US taxes?

US citizens generally retain US federal filing responsibilities while living abroad. They may also acquire Spanish tax and reporting obligations. Advice from a professional experienced in both countries is strongly recommended.

Should I rent before buying in Murcia?

Renting can be useful when you have not yet identified the right area or need to understand daily life through different seasons. Buyers who already know Murcia may instead choose an extended viewing trip and detailed area tour.

Can Murcia Services organise an area tour?

Yes. An area tour allows buyers to compare coastal towns, golf resorts, inland communities and properties while discussing practical needs such as healthcare, airports, schools and year-round amenities.

The additional charges when buying in Murcia normally include purchase taxes, legal fees, notary and Land Registry costs, and, where finance is required, a property valuation and possible mortgage fees. As a sensible starting point, buyers should usually allow approximately 10% to 14% above the agreed property price, although the final amount depends on whether the home is a resale or new build, the buyer’s circumstances and the services required. Before reserving a property, ask an independent Spanish property lawyer to prepare a personalised cost estimate using the latest tax rates.

Budget for Taxes, Fees & Admin Expenses

Buying a home in Murcia is an exciting step, but the advertised property price is not the complete cost of the purchase.

Alongside the agreed price, buyers need to budget for taxes, professional fees and administrative expenses. There will also be ongoing costs once the property belongs to you, such as local property tax, insurance, utilities and community fees where applicable.

Understanding the additional charges when buying in Murcia before beginning your search allows you to set a realistic budget and view properties with greater confidence.

The figures in this guide are intended to help with early planning. Spanish property taxes and individual costs can change, and reduced tax rates may apply in certain circumstances, so your lawyer should always confirm the exact amount for your purchase.

How Much Extra Should You Budget?

As a general planning guide, many buyers allow around 10% to 14% in addition to the purchase price.

However, there is no single percentage that works for every transaction.

Your total will depend on:

Whether the property is a resale or a new build

The purchase price or applicable taxable value

Whether you qualify for a reduced tax rate

Your lawyer’s fees

Whether you require a mortgage

Whether additional services are needed

The cost of notary and Land Registry work

A new-build purchase is taxed differently from a resale purchase, so this is usually the first distinction to make when calculating your budget.

Resale and New-Build Buying Costs Compared

Cost

Resale Property

New-Build Property

Main purchase tax

ITP

VAT

General tax rate

Currently 7.75%, subject to eligibility and current rules

Usually 10% VAT on residential property

Stamp duty

Normally not charged as the main purchase tax

AJD generally applies

Legal fees

Yes

Yes

Notary and registration

Yes

Yes

Mortgage valuation

If financing is required

If financing is required

The official Murcia tax authority currently lists the general ITP rate for property purchases at 7.75%, with reduced rates available for certain qualifying purchases, including some transactions involving younger buyers, large families, protected housing and buyers with qualifying disabilities.

Because eligibility conditions can be detailed, buyers should not assume that a reduced rate applies until their lawyer or tax adviser has checked their circumstances.

1. Property Transfer Tax on Resale Homes

When buying a resale property in Murcia, the main purchase tax is normally Impuesto sobre Transmisiones Patrimoniales, usually shortened to ITP.

ITP is paid by the buyer.

The Murcia tax authority currently states that the general rate for the purchase of resale property in the region is 7.75%. It also lists reduced rates for certain qualifying buyers and property types.

The tax is not always calculated simply by taking the price shown in the sales contract. The taxable amount may be affected by the property’s official reference value or another legally applicable valuation basis.

For this reason, your lawyer should check the likely tax calculation before you sign a binding contract.

Example of an ITP Calculation

For a resale property with a taxable value of €250,000:

Calculation

Amount

Property value

€250,000

ITP at 7.75%

€19,375

This is a simplified illustration. It does not include legal, notary, registration or mortgage-related costs, and a different rate or taxable base may apply to the individual transaction.

2. VAT and Stamp Duty on New Builds

A buyer purchasing a newly constructed residential property directly from a developer will normally pay VAT, known as IVA in Spain, rather than ITP.

The standard VAT rate normally applied to a new residential property is 10% of the purchase price.

New-build buyers must also budget for Actos Jurídicos Documentados, usually referred to as AJD or stamp duty.

Murcia reduced the rate applying to qualifying property transfers subject to and not exempt from VAT from 2% to 1.5% with effect from 25 July 2025. Buyers should still ask their lawyer to verify the rate in force on the completion date and whether the transaction meets the relevant conditions.

Example of New-Build Purchase Taxes

For a new residential property costing €250,000:

Tax

Example Amount

VAT at 10%

€25,000

AJD at 1.5%

€3,750

Total illustrated purchase taxes

€28,750

Legal fees, notary charges, registration fees and any finance-related expenses would be added separately.

3. Independent Legal Fees

Murcia Services strongly recommends appointing an independent Spanish property lawyer.

Your lawyer acts for you rather than for the seller, developer or estate agent. Their work may include:

Confirming the identity of the registered owner

Checking the Land Registry information

Investigating mortgages, embargoes or other registered charges

Reviewing planning and building documentation

Checking community-fee and local-tax positions

Reviewing reservation and purchase contracts

Calculating purchase taxes

Preparing for completion

Arranging registration after the sale

Assisting with powers of attorney, where required

Many property lawyers charge a percentage of the purchase price, while others work for a fixed fee. A figure in the region of 1% plus VAT is often used as an early budgeting estimate, but fees vary according to the transaction and level of service.

Ask for a written quotation that clearly explains what is included.

Using a lawyer who speaks your preferred language can also make the process much easier to follow, particularly when contracts and tax obligations are being explained.

4. Notary Costs

The final deed of sale, known as the escritura pública de compraventa, is signed before a Spanish notary.

The notary confirms the identities and legal capacity of the parties, authorises the public deed and records the formal terms of the transaction.

Notary charges are regulated rather than freely set, and the final invoice depends on factors such as:

The property value

The length and complexity of the deed

The number of copies required

Any additional documents signed at completion

For early budgeting, buyers may see estimates ranging from several hundred euros to more than €1,000, but it is better to request a transaction-specific estimate than rely on a fixed figure.

Under the usual statutory allocation, and unless the parties agree otherwise, the buyer generally pays for copies requested for their benefit, while responsibility for the original sale deed follows the applicable legal rules and contractual agreement.

5. Land Registry Fees

After completion, the buyer’s ownership should be registered at the Registro de la Propiedad, or Land Registry.

Registration creates an official public record of your ownership and helps protect your legal rights in relation to the property.

The buyer normally pays the fee for registering the newly acquired title. Land Registry fees are governed by an official tariff and depend partly on the declared or registered value and the work required.

A planning estimate might be several hundred euros, although the exact figure cannot be confirmed until the transaction details are known.

Your lawyer or appointed administrative representative will usually arrange this after the notary signing.

6. Mortgage-Related Costs

Buyers financing their Murcia property with a Spanish mortgage may need to budget for a valuation and any bank fees disclosed in the mortgage offer.

The property valuation, known as a tasación, is normally paid by the borrower. The exact price varies according to the property and valuation company.

A bank may also charge an opening fee if one is included in the agreed mortgage terms.

It is important not to confuse the expenses associated with buying the home with the expenses of formally creating the mortgage loan.

For mortgages signed under the current Spanish framework, the lender normally pays the mortgage deed’s notary, registration, tax and administrative-agency costs. The borrower generally pays the valuation, any requested copy of the mortgage deed and an opening fee where one has been properly included in the offer.

Buyers should compare:

Interest rates

Fixed and variable options

Opening fees

Early-repayment conditions

Required insurance products

Currency risks where income is earned outside the eurozone

The total annual percentage rate and overall cost

A low headline interest rate does not always mean the mortgage is the best-value option once fees and linked products are considered.

7. Administrative and Translation Costs

Some buyers appoint a gestor, an administrative professional who helps process documents, submit taxes or deal with government departments.

A gestor is separate from your lawyer, although some legal firms include administrative work within their overall service.

You may also incur costs for:

Sworn translations

Interpreter attendance

Powers of attorney

NIE applications

Bank transfers

International currency exchange

Certified copies or apostilles

Not every buyer will need all these services.

Before appointing anyone, check whether the work is already included in your legal quotation. This avoids paying twice for the same administrative task.

8. Currency Exchange and Transfer Charges

International buyers sometimes focus closely on the property price while overlooking the cost of converting funds into euros.

Even a small movement in the exchange rate can make a noticeable difference when transferring a large purchase balance.

Buyers should consider:

Exchange-rate margins

Transfer fees

Receiving-bank charges

Payment deadlines

Whether a rate can be fixed in advance

It is wise to discuss the timing of large transfers well before completion. Leaving the exchange until the last moment can create unnecessary pressure and make budgeting less predictable. At Murcia Services we collaborate with Lumon Currency, who offer excellent bank beating rates and a very high service level.

9. Costs After Completion

The additional charges do not end when you receive the keys.

Property owners should also plan for regular running costs.

IBI

Impuesto sobre Bienes Inmuebles, or IBI, is the local property tax charged by the relevant town hall.

The amount depends on factors including the cadastral value and the municipality in which the home is located.

Community Fees

Properties within an apartment building, urbanisation or golf resort may have community charges.

These can contribute towards:

Swimming pools

Gardens

Security

Lifts

Shared lighting

Cleaning

Maintenance of communal areas

Ask to see recent community-fee receipts, approved budgets and meeting minutes before buying.

Utilities and Insurance

You should also budget for electricity, water, internet, home insurance and any alarm, maintenance or pool-care services.

Owners of standalone villas may have higher private-maintenance costs, while apartment owners often contribute more through the community.

Non-Resident Tax

Owners who remain non-resident in Spain may have Spanish tax-reporting obligations even when the property is not rented.

This is an area where personalised tax advice is important, as the rules depend on residency, use of the property and rental activity.

A Practical Budgeting Example

The following simplified example shows how the additional costs might be considered for a €250,000 resale home.

Item

Illustrative Budget

Purchase price

€250,000

ITP at 7.75%

€19,375

Legal fees

Obtain written quotation

Notary and Land Registry

Obtain estimate

Mortgage valuation

If required

Translation or administration

If required

Total funds required

Purchase price plus all confirmed costs

This table is not a quotation. Its purpose is to show why buyers should calculate the complete amount needed rather than using the purchase price alone.

Local Insight from Murcia Services

Since 2006, Murcia Services has helped international buyers purchase coastal homes, golf properties, new-build villas and traditional resale properties across the Murcia region.

One of the most useful things a buyer can do is establish their total available budget before choosing a price range.

For example, a buyer with €250,000 available should not automatically begin viewing homes advertised at €250,000. Part of the available funds may need to cover taxes, legal work and completion expenses.

Once we understand a client’s full budget, preferred area and plans for the property, we can help focus the search on realistic options without removing the excitement from the experience.

Things to Consider Before Reserving

Before paying a reservation deposit, ask for clarity on:

Whether the property is classed as resale or new build

Which taxes are expected to apply

The likely taxable value

Whether you may qualify for a reduced rate

The reservation deposit terms

The legal fee quotation

Current community fees

Outstanding special assessments

Local property-tax payments

Any mortgage valuation or bank requirements

A detailed cost breakdown at this stage can prevent difficult surprises later.

Planning Your Purchase with Confidence

The additional charges when buying in Murcia are manageable when they are identified early.

The most important distinction is whether you are buying a resale property, which is normally subject to ITP, or a new build, which is generally subject to VAT and AJD.

From there, your lawyer can calculate the likely tax bill and provide estimates for the professional and administrative work involved.

Murcia remains attractive to international buyers because it combines Mediterranean living, diverse property choices and strong value compared with many established Spanish coastal destinations.

With a sensible budget and experienced local support, the buying process can feel clear, organised and rewarding.

Murcia Services has been helping international buyers find and purchase homes across the region since 2006. Whether you are considering a coastal apartment, family villa, new development or golf-resort property, our team can help you understand the market, explore suitable areas and plan your purchase with confidence.

Please do download our Buying Guide which will give you additional information on the ins and outs of buying in Spain or similarly you can view our condensed version on ‘How to Buy Property in Murcia‘.

Frequently Asked Questions

What are the main additional charges when buying in Murcia?

The main costs are purchase tax, legal fees, notary costs and Land Registry fees. Buyers using a mortgage may also pay for a property valuation and any agreed bank opening fee. Translation, administrative and currency-exchange charges may apply depending on the buyer’s circumstances.

How much extra should I budget above the purchase price?

Many buyers use approximately 10% to 14% as an initial planning range. The actual amount depends on whether the property is resale or new build, the applicable tax rate, professional fees and whether a mortgage or additional services are required.

What tax applies to a resale property in Murcia?

A resale purchase is normally subject to ITP. The Murcia tax authority currently lists a general rate of 8%, although reduced rates may apply to qualifying buyers or properties. Your lawyer should verify the rate and taxable basis before you commit.

What taxes apply to a new-build property?

A new residential property purchased from a developer is normally subject to 10% VAT and AJD. Murcia reduced the relevant general AJD rate for qualifying VAT-taxable property transfers to 1.5% from 25 July 2025, although the current rate should be checked before completion.

Can ITP be calculated on more than the agreed purchase price?

Potentially, yes. The applicable taxable base may be affected by an official reference value or another valuation rule. This means tax cannot always be estimated solely from the price negotiated with the seller.

Do I need a lawyer when buying property in Murcia?

Independent legal representation is strongly recommended. Your lawyer checks the property’s legal status, reviews contracts, calculates taxes and helps protect your interests throughout the transaction.

Who pays the mortgage notary and registration fees?

Under the current framework for newly formalised Spanish mortgages, the lender generally pays the mortgage deed’s notary, Land Registry, tax and gestoría expenses. The borrower normally pays the valuation and any properly disclosed opening fee.

Are community fees included in the property price?

No. Community fees are normally ongoing charges paid by the property owner after completion. Before buying, ask for confirmation that the seller is up to date and check whether any extraordinary community assessments have been approved.

Are the costs different for non-resident buyers?

The main purchase taxes generally relate to the property and type of transaction rather than nationality alone. However, non-residents may incur additional banking, translation, currency-transfer and post-purchase tax-administration costs.

When are purchase taxes paid?

The precise filing and payment deadline depends on the relevant tax and transaction. Your lawyer or tax representative should calculate the amount and submit the required return within the applicable legal deadline.

Can Murcia Services provide an exact cost quotation?

Murcia Services can help buyers understand the likely categories of expenditure and introduce suitable independent professionals. Exact legal and tax calculations should come from the appointed lawyer or qualified tax adviser after reviewing the property and buyer’s circumstances.

Non Resident Property Taxes in Spain – Yesterday, the 13th January 2025, President Sanchez proceeds to make a statement that would significantly change. The current taxes that would be imposes on Non-EU & Non Resident citizens looking to buy property in Spain. Even though, at this stage, it’s unclear as to what these would fully mean it is our understanding here at Murcia Services, that the proposal would include measures which meant any Non-Resident property owner would end up paying 100% property tax, on top of their purchase.

Shocked? We were too on hearing this, however – we must stress that the proposals are only a proposal. And therefore now is not the time to panic nor wonder whether you can still buy your dream home in Murcia. To which the answer is of course a resounding yes! As with many countries globally, political statements are making all the time in order to strengthen. A parliament’s position on what they believe to be important issues, so in their very nature. They are speeches rather than concrete legal measures.

Much like the UK system, for the proposals to be passing into law they would have to go through a series of Parliamentary Debates and final approval and even then. Under Spanish Law, Real Estate and Taxation falls under the jurisdiction of Regional Government meaning. That in the property hotspots of Murcia and the Costa Blanca where they know just. How much foreign property owners have contributed to the economy in general, they would be unlikely to adopt it.

Of course, paying property taxes in Spain is nothing new and under the current legislation whether. You are a resident or not you are liable to pay those taxes when you buy here anyway. Much like you would do in the UK or your own home country, but it is definitely worth us mentioning. That these proposals for the 100% property tax have only been suggests for Non-Resident owners. Meaning it would not apply to anyone wishing to move to Spain permanently via paths. Such as the Non-Lucrative Visa or the Digital Nomad Visa. In these circumstances, you would be residents of Spain, and therefore exempt.

So, what does all of this mean for those of you looking to buy your dream home in Murcia? Well, if we think about it logically, as it currently stands. It’s not law and it changes very little even in the mid to long term, so you are still able to purchase as normal. Whether that means you are looking to buy for holiday home purposes or for re-location.

Please feel free to contact one of the team, and we will be delightes to assist you.

As a real estate agent specialising in the Spanish property market, we often receive inquiries from foreign buyers interested in purchasing a home in Spain. One of the most common questions revolves around securing a mortgage as a non-resident. In this article, we will provide an in-depth guide to foreign mortgage options in Spain, covering eligibility requirements, the application process, and tips for successfully obtaining a mortgage as a non-resident.

Understanding Mortgages for Foreign Buyers in Spain

Eligibility for Foreign Mortgage in Spain

Banks and lending institutions in Spain are generally open to providing mortgages to foreign buyers. However, there are specific eligibility requirements that non-residents must meet:

Proof of income: Foreign buyers must demonstrate a stable income source, which can be verified through documents such as payslips, bank statements, and tax returns. Some lenders may also require a minimum annual income.

Credit history: A good credit score is crucial for securing a mortgage in Spain. Buyers should provide their credit report from their home country, and some Spanish banks may also conduct their own credit check.

Debt-to-income ratio: Lenders typically prefer a debt-to-income ratio below 35-40%. This means that your monthly debt payments, including the mortgage, should not exceed 35-40% of your gross monthly income.

Down payment: As a foreign buyer, you will generally need to provide a down payment of at least 30-40% of the property’s value, as Spanish banks usually finance up to 60-70% for non-residents.

Types of Mortgages Available in Spain

There are two main types of mortgages available for foreign buyers in Spain:
Fixed-rate mortgage: The interest rate remains constant throughout the mortgage term, providing stability and predictability in monthly payments.
Variable-rate mortgage: The interest rate fluctuates based on the Euribor (index that reflects the average interest rate at which European banks lend to one another). Variable-rate mortgages typically offer lower initial interest rates but can change over time, impacting monthly payments.

Key Costs and Fees Associated with Mortgages in Spain

When applying for a mortgage in Spain, foreign buyers should be aware of the additional costs and fees involved:

Property valuation fee: Before approving a mortgage, lenders require a property valuation, which can cost between €300 and €1,000, depending on the property’s size and value.

Arrangement fee: This fee is charged by the lender for setting up the mortgage and usually ranges from 0.5% to 2% of the mortgage amount.

Notary and land registration fees: These fees are payable for the legal registration of the mortgage and property transfer, typically costing between 0.5% and 1.5% of the mortgage amount.

Mortgage Stamp Duty (AJD): This tax is applied to the mortgage amount and varies between 0.5% and 1.5%, depending on the region in Spain.

Early repayment fee: If you decide to pay off your mortgage early, you may be charged an early repayment fee, which usually ranges from 0.5% to 3% of the outstanding mortgage balance.

Legal fees: It is advisable to hire a lawyer to review the mortgage contract and provide legal assistance, with fees typically ranging from 1% to 2% of the property value.

Step 1: Research and compare mortgage options

Step 2: Prepare and gather required documentation

Ensure you have all the necessary documentation ready before approaching a lender. Key documents include proof of income, credit history, bank statements, tax returns, and identification documents.

Step 3: Obtain a mortgage pre-approval

A mortgage pre-approval indicates the maximum loan amount a lender is willing to offer. This can help you determine your budget and provides credibility when negotiating with property sellers.

Step 4: Find a suitable property

Once you have a clear understanding of your budget, work with a real estate agent to find a suitable property in Spain. Be sure to communicate your mortgage requirements to your agent, as some properties may have restrictions on mortgage eligibility.

Step 5: Commission a property valuation

Upon finding a suitable property, commission a property valuation as required by the lender. This step is crucial for determining the maximum loan amount based on the property’s value.

Step 6: Finalize the mortgage application

Submit your finalized mortgage application to the lender, along with the property valuation report and all required documentation. The lender will review your application and, if approved, issue a binding mortgage offer.

Step 7: Hire a lawyer and notary

Hire a lawyer to review the mortgage contract and provide legal assistance throughout the property purchase process. A notary will also be required to witness the signing of the mortgage deed and property transfer.

Step 8: Currency Brokers

As a foreign buyer, it is crucial to consider the impact of currency fluctuations on your property investment in Spain. Working with a reputable currency broker can help you secure favorable exchange rates and minimize currency risk when transferring funds for your mortgage and property purchase. Currency brokers specialize in international money transfers and often offer more competitive exchange rates than traditional banks. Additionally, they can provide tailored solutions, such as forward contracts, to lock in exchange rates for future transactions, giving you peace of mind and financial stability throughout the property buying process. By engaging a currency broker, you can maximize your budget, protect your investment, and ensure a seamless financial transaction in the Spanish property market.

Step 9: Sign the mortgage deed and property transfer

Once all parties have reviewed and agreed to the mortgage terms, you will sign the mortgage deed and property transfer documents in the presence of a notary. At this stage, the mortgage funds will be released to the property seller, and you will officially become the property owner.
