The Buying Process

Murcia Services buying process explained

Buying a property in Spain can be an incredibly exciting process when you have the right property professional working for you.

Murcia Services are part of the Spanish registered company Murcia Sales & Rentals s.l. The equivalent to a LTD company in the uk with its own public liability insurance in place.

We have over 14 years experience in dealing with property sales rentals and management in the region of Murcia. We have many testimonials from clients, law firms and over 7000 followers on our facebook account.

At Murcia Services, we understand that buying a property in Spain can be one of the biggest decisions you´ll make, and we try to make the process as special as it is exciting. With over 14 years experience managing and selling property in this area you will have the confidence you are using a reputable established company with it’s own sales office.

After your initial enquiry, You will be paired with an agent that specialises in your search area. Your agent will then work with you to narrow down your search to a list of properties to visit.

Whilst at the properties, your agent will give you some useful information about not only the local area, but also the opportunities that each property has in terms of
investment, rentability and upgrades.

Once you have made a decision on which property you´d like to proceed with, we ́ll put your offer through to the vendors and get an agreement in place that works for both you, the buyers and sellers.

A reservation deposit is then paid and held either by ourselves, or your chosen Solicitor. 5000 euro is the normal deposit amount although this can vary depending on the developer or seller.

If you don´t already have a solicitor in place, then we can introduce you to a couple of the solicitors that we have worked with for a number of years.

If you are needing a mortgage to make the purchase, we recommend getting this sorted before viewing any properties, however, if you haven´t already arranged a mortgage, we can introduce you to various mortgage brokers and currency converters who will be able to find the best deal for you.

Your solicitor will take you to the Notary the following day to grant them power of attorney, and they will take care of everything else from there.

They will open up your bank account and get your NIE numbers (necessary for buying a property in Spain), and do all relevant conveyancing on the property to make sure all the relevant paperwork is in place and all taxes are up to date.

On the day of completion, your solicitor will go to the notary to sign on your behalf and you will be notified that everything has gone ahead smoothly.

You´ll then be greeted at your new home in Spain by one of our after-sales team who will hand over your keys.

The benefit of using one of the largest property companies in the area is that we also have our own in house rentals / property management department and also property improvements company.
